By accepting this reservation at our campground (the “Park”), you and your party (collectively, “Guest”) hereby waives, releases and discharges and covenants not to sue the Park, its owners, its managers, its agents and their respective employees (the “Indemnified Parties”), for all claims and liability for personal injury, accidents, property damage, any other claim arising out of or in connection with Guests’ use of the Rental/Property. Further, Guest agrees to defend, indemnify, and hold harmless the Indemnified Parties from all losses, claims, expenses and demands, including attorneys’ fees, that the Indemnified Parties may incur arising out of or in connection with Guests’ use of the Park or any of its property. Guest further agrees to be responsible and liable for the actions and safety of every person in their group. The Park reserves the right to remove any renter, occupant or guest who is subject to a lifetime registration requirement under a State sexual offender registration program.
Check-In Time: Between 3pm – 9pm. Please call ahead with early check-in requests to confirm if your site is available. An Early Check-in Fee of $10 per hour will apply. Likewise, please call us ahead of time if you are unable to check-in by 6pm ET so we can make arrangements to leave you a late arrival check-in packet if necessary. Late arrival check-in packets will be placed in the black mailbox that is attached to the campstore door.
Check-Out Time: 11am. Late checkouts will be charged a $30 fee. Failure to check out by noon will result in a charge equivalent to an additional night’s stay and may result in additional liability.
Pet Policy: We are a pet-friendly resort! Pets must be walked on a leash unless in a designated dog run area, cleaned up after and may not disturb other guests. Pets are the responsibility of the owner. Pets must be current on their vaccinations, including rabies. While we do not routinely require copies of vaccination records for short-term stays, guests staying 28 nights or longer are required to provide copies of current vaccination records upon check-in. The Park reserves the right to request proof of vaccination at any time for any pet on the property. Pet fees and limitations on the number of pets may apply to your site. Management reserves the right to restrict disruptive or aggressive breeds.
Moving Reservations: We allow moving your reservations up to two times. No reservations can be moved on Holidays (Memorial Day Weekend, 4th of July, Labor Day Weekend, Green River Race Weekend and Christmas – New Years)**
There will be no refunds after you have checked in, for inclement weather, failure to follow the Rules & Regulations or disorderly conduct. Manager/Owner reserves the right to have discretion on all refunds. Early departures and no shows are still responsible for the entire balance of the reservation/full stay.
Credit Card & Payment Authorization: To ensure a smooth and secure reservation experience, the following policies apply to all guests:
By making a reservation, guests acknowledge and agree to these payment terms and authorize the Park to process charges in accordance with this policy.
Emergencies: CALL 911 to report a medical emergency, in-progress crime, theft, break-in or other serious crime. For park safety issues or other repairs, please call the park office.
Quiet Hours: 10pm to 8am. Guests who violate quiet hours may be asked to leave immediately without refund and may be subject to fees including refunds due to other guests who are disturbed.
Visitors: While occupancy is limited to the occupants specified at the time of booking, additional day and overnight visitors may be added subject to availability and additional fees. The following guidelines apply:
· Day visitors must leave the park by 9:00pm.
· Guests of the park are responsible for the behavior of their visitors, and all visitors must adhere to the Campground rules at all times.
· Visitor vehicles must be parked in designated parking areas.
Non-Smoking: Smoking is prohibited in all Park accommodations and buildings, any areas designated as non-smoking, and within 15 feet of any building or another guests’ site. All tobacco materials (including chewing tobacco or dip) should be discarded in appropriate receptacles and not thrown onto the ground.
Cooking and Fish Storage: Kitchens and kitchenettes are not to be used to deep fry any foods with oil, grease or butter. Fish cooking of any kind is not permitted inside any lodging accommodation. Fish cooking in the Park will occur only at Park-supplied grill locations. Grills must have used coals removed at the completion of your stay. No bulk fish storage is permitted inside any lodging accommodation. Coolers kept in vehicles containing fish may only be drained directly into a public body of water. If the Park has a fish cleaning station, all fish must be cleaned at the fish cleaning station only.
Campfires: For safety reasons, campfires must be contained within the designated fire rings or fire pits. In the event of a local fire ban due to weather conditions, we will inform campers of this temporary restriction. To make it convenient for our guests, we provide firewood for purchase at our camp store or office. Please refrain from bringing outside firewood onto the campground. Additionally, any damage to or removal of the fire ring from your site may result in a replacement fee.
Park Navigation: Please be respectful of your neighbor and do not walk between sites when navigating the Park. Please use main roads, sidewalks, and designated public paths to walk around the Park.
Speed Limit: The Park speed limit is 5 mph. This policy is to keep you, your children, and your pets safe. Exceeding this speed limit will result in a warning. Multiple warnings will require us to ask you to leave. Safety is our number one priority for our guests.
Washing: Washing RVs or vehicles is only permitted with 1 bucket of water and a sponge. Hose washing is not permitted, as it can result in a mess and disturb your neighbors. Check with Park management before washing. Washing fees may apply.
Decorations & Additional Structures: Exterior decorations, structures or modifications to common areas or rental units, including cottages, RVs, and campsites, must receive prior approval from campground management to ensure compliance with safety standards and aesthetic guidelines.
Rugs: Rugs bigger than 3’ x 2’ are not allowed as it kills the grass and we want your site to look good for both you and the next guest.
Site Changes: You have been assigned a specific site, if you wish to move please check with the office. Due to reservations and maintenance, moving may not be possible. Please inquire with Park management before moving sites.
Bikes, Scooters & Golf Carts: Bikes and kid-powered scooters are welcome at the Park. Please remember personal safety equipment is required. Golf carts are also welcome and they must have standard golf cart tires. NO ATV’s, Bad Boy Buggies, razors, side by sides, or modified golf carts. You must be at least 16 years of age with a valid driver’s license to operate a golf cart. Golf carts without proper lighting will not be allowed to operate after dusk. Non-motorized vehicles including but not limited to bicycles, tricycles, scooters, etc, are allowed as well, but may not be ridden after dusk, and all proper safety gear including helmets, MUST BE WORN.
Backflow Preventers: Guests will be charged $19.99 plus tax for any damage or removal of RV site backflow preventers.
Lawn Maintenance: Guests staying for 28 nights or longer are responsible for maintaining a neatly mowed and trimmed yard. Failure to comply will result in a maintenance fee being applied to your reservation.
Severe Weather: In case of severe weather, seek shelter in the areas designated by Park management. We love pets, so please bring them with you and please do not leave them in your RV during severe weather warnings.
Trash Disposal: Dumpsters and trash cans are located throughout the Park. Please tie trash bags completely closed and put your trash completely in the designate dumpster. Please do not place your trash on the ground. Woodland creatures like possums, racoons and bears are attracted to left out or disposed of food and while we think they are cute and wonderful animals, we don’t want you to find a surprise night visitor at your site because of incorrectly disposed of trash! Do not dispose of wires, oil, furniture, mattresses, or any toxic waste or chemicals in our trash cans or dumpsters. Pick up all food and garbage throughout the day and clean your site at the end of the night. Pick up after yourself and report any spills or broken equipment immediately.
Children: Children under 18 must be supervised by an adult at all times.
Clotheslines: Clotheslines are not permitted at our Park.
Fireworks and Firearms: Fireworks and firearms are strictly prohibited in our park. The prohibiting of fireworks includes sparklers, smoke bombs, aerials, and firecrackers. The prohibiting of firearms includes all guns including air soft, BB, and pellet guns. If these items are seen outside of your RV or accommodation, you will be asked to leave immediately without a refund.
Controlled Substances: The Park reserves the right to restrict the location of consumption of alcoholic beverages. No controlled substances of any kind will be permitted in the Park at any time. Use of controlled substances or illegal drugs will result in immediate removal from the Park without refund.
Excessive Cleaning & Damages
Guests are expected to leave their campsite or lodging accommodation in a clean and orderly condition upon checkout. If excessive cleaning is required after your departure, the Park reserves the right to charge the credit card on file, at its sole discretion, up to an additional $200. This includes, but is not limited to, removal of trash, food waste, pet messes, or any condition that requires additional labor or materials to restore the site or accommodation to its original state. Additionally, guests will be held financially responsible for any missing items or damages to the site, accommodation, or Park property. Charges for such damages or losses will be assessed and billed accordingly.
Repairs: Self repairs to RVs, vehicles and boats are prohibited in our Park.
Boat Slips: The Park is not responsible for any damage to your boat while in our marina or in the Park.
Storage Units: The Park is not responsible for any damage to your belongings while in the Park’s storage areas, whether covered or uncovered. The Park is not responsible for any power outages or unforeseen events. Guests must contact Management in advance to request access to their reserved storage area. No material may be stored in the Park that may be hazardous. Storage customers assume responsibility and liability for any and all damages, loss or injury of any kind or nature whatsoever arising out of or in connection with customer’s use of the Park’s storage facilities. Storage customers are responsible for maintaining insurance for their property stored at the Park. Storage customers agree to seek reimbursement for damages to said property solely from the proceeds of such insurance, and the Park and its principals, employees and agents shall not be responsible for any loss, theft, vandalism of any such property, or damage thereto caused by fire, water theft or any other risk.
Camp Credit Expiration Policy: If Camp Credit is issued to a guest for any reason, such Camp Credit shall automatically expire if not used by the end of the calendar year following the calendar year in which such Camp Credit was issued. For example, Camp Credit issued during 2025 will expire at 11:59 PM on December 31, 2026, Camp Credit issued during 2026 will expire at 11:59 PM on December 31, 2027, and so forth. Camp Credit is non-transferable, has no cash value, and may only be applied toward future reservations at the Park prior to its expiration date.
The Indemnified Parties bear no responsibility for any loss or damage to any person or property or thing howsoever caused.
Management shall not be held liable or responsible for non-utilization of package components or loss of recreational opportunities due to weather or any other circumstances beyond our control. Management reserves the right to update these policies from time to time without notice.
Management reserves the right to evict any day user, guest, camper or group of campers for any cause. Guests will be charged $200 for smoking in any accommodation and $100 for failure to clean up pet feces. Additional fines for violations of these Terms & Conditions may apply. Guests will be charged for any damage caused to any accommodation or Park property. Guests acknowledge and agree that the nature of their stay is transient and that Guest does not have any tenant rights under applicable law. Management reserves the right to update these policies from time to time without notice.
